An office fit-out lives or dies on coordination. The electrical has to land in step with framing, HVAC, ceilings, and millwork, meet base-building requirements and the landlord's standards, and pass inspection on a schedule that's usually already tight. We work with general contractors, tenants, and property owners across Toronto and the GTA to deliver the electrical scope on build-outs and tenant improvements, licensed, insured, and built to the Ontario Electrical Safety Code. Our work covers the full electrical layer of a fit-out: lighting design support and installation, switching and controls, power distribution and circuiting for workstations and equipment, dedicated circuits for server and IT rooms, and the rough-in and infrastructure for data and low-voltage so your cabling vendor can drop in cleanly. We coordinate panel capacity, sub-metering where it applies, and the disconnects and connections for new HVAC and kitchen or break-room equipment. We serve Toronto, Mississauga, Brampton, North York, Oakville, Richmond Hill, Scarborough, Markham, and Vaughan. Call (289) 799-3802 to walk your space or drawings, and we'll scope the electrical to fit your build-out program, base-building constraints, and timeline.
What's included
- Lighting installation, switching, and controls for offices, meeting rooms, and common areas
- Power distribution and circuiting for workstations, equipment, and dedicated loads
- Server and IT room power, including dedicated and isolated circuits
- Rough-in and infrastructure for data and low-voltage cabling vendors
- Panel, sub-panel, and capacity work to support the new layout
- Disconnects and connections for HVAC, kitchen, and break-room equipment
- Coordination with the GC, landlord, and base-building requirements
- Code-compliant installation with ESA notification and inspection management
Signs you may need this service
- You're building out a new lease or reconfiguring space and need the electrical scoped
- Workstation power and data don't match the new floor plan or seating density
- A new server or IT room needs dedicated, properly cooled and circuited power
- The landlord or base building has electrical standards you need to design and build to
- Your GC needs an electrical sub who can coordinate with trades and hold the schedule
- Lighting, controls, or panel capacity won't support the planned layout or load
How we work with businesses
Fit-outs run on sequence, so we plug into the GC's schedule and the other trades from the start. We review drawings or walk the space, confirm panel capacity and base-building constraints early, and flag anything that affects the design before it becomes a change order. Through rough-in we coordinate with framing, HVAC, and ceiling work so devices, fixtures, and infrastructure land where they should and inspections aren't held up. We keep tenants and property managers informed where landlord coordination, after-hours access, or building rules come into play. The goal is straightforward: deliver the electrical scope on time, to code, and without becoming the trade that holds up occupancy. For occupied buildings or phased moves, we plan the work to minimize disruption to neighbouring tenants and ongoing operations.
Cost & scoping
Fit-out electrical is scoped from your drawings, layout, and the building you're in, so a real number comes after we see the space or plans, not before. The main drivers are square footage and seat count, lighting and controls scope, how much dedicated and IT-room power is required, the amount of data and low-voltage infrastructure to rough in, existing panel capacity versus what the new load needs, and base-building or landlord requirements that shape the design. Demolition of existing electrical, ceiling type, and access conditions also matter. We can work from a tenant's allowance or a GC's budget and identify where scope drives cost so you can make informed trade-offs. We won't issue a fake fixed price up front. Prices vary by layout, load, building constraints, and finishes.
